The Shops at Fairway Village is a mixed-use retail-led development located in the Waldorf area of Charles County, Maryland, US.

The project is being developed by a joint venture between MCB Real Estate, an investment management company, and Generation Properties, a commercial property management and development company with an estimated investment of $115m.

The multifaceted project is expected to generate more than 300 jobs and offer housing for approximately 450 people, upon completion of leasing and the relocation of residents.

The first phase of the retail component is slated for delivery in late 2025, with the entire mixed-use development projected to be completed by early 2026.

Location

The Shops at Fairway Village will be located 23 miles south of Washington, D.C., and a mere minutes from the 301 corridor in Waldorf.

It will be situated at the signalised intersection of St. Charles Parkway and Billingsley Road, with two standalone buildings facing Billingsley Road.

The site is positioned to cater to a rapidly growing trade area comprising more than 50,000 residents, including nearly 20,000 households with an average household income of $132,000.

Additionally, approximately 40,000 vehicles pass by the site daily.

The Shops at Fairway Village background

The Shops at Fairway Village was originally envisioned as a 300,000ft² retail centre designed to serve the nearby neighbourhoods, including Fairway, Heritage, Wooded Glen, Southern Villages, Piney Reach, and Homefield.

However, in response to changing market conditions in the retail and residential housing sectors, the project was scaled down and restructured to better incorporate a blend of complementary commercial and residential uses.

MCB Real Estate and Generation Properties took over the management of the property in 2020 and finalised the acquisition of the site in October 2023.

The Shops at Fairway Village Centre details

The Shops at Fairway Village will encompass 120,000ft² of grocery, restaurant, and retail space, anchored by Weis Markets, along with 186 residential units.

The project has secured leases with sit-down restaurant Eggspectation, Hair Cuttery, KinderCare Learning Centres, McDonald’s, Heartland Dental, and Saleya Nail & Spa, totalling more than 90,000ft² of space.

The leasing activity accounts for approximately 76% of the project’s total square footage.

The Shops at Fairway Village aims to provide a unique retail experience, distinguishing itself from the chaotic and fragmented shopping and dining options in the vicinity.

It will offer a contemporary and vibrant retail environment that will cater to the affluent local clientele seeking a destination where convenience is seamlessly integrated with sophistication.

The tenant KinderCare Learning Centre, a childcare and early childhood education provider, will open its second facility in the greater Waldorf, Maryland area, and its fifth within Charles County, at The Shops at Fairway Village.

The learning centre has signed a lease for 11,880ft² of space with MCB Real Estate and Generation Properties.

The Shops at Fairway Village residential details

The new residences at The Shops at Fairway Village will augment the housing stock and offer homes for workers in the education, finance, and technology sectors.

MCB Real Estate is collaborating with a national builder for the development of the residential portion. The construction of the residential centre is expected to commence in 2025.
