The Hamilton Place mall in Tennessee, US is undergoing a major redevelopment. CBL Properties, the developer, is undertaking the project with an estimated investment of $38.7m.
The redevelopment project includes the development of 145,000ft² of land formerly occupied by Sears to include space for retail, eateries, offices and a hotel. It will have an outdoor focus featuring pavements, lighting and landscaping to accentuate the open spaces.
Construction for the project began in 2018 and is expected to be completed by 2020.
Hamilton Place location
Hamilton Place is located in the Chattanooga city of Hamilton County in south-eastern Tennessee, US.
The property is situated adjacent to I-75 and in close proximity to major employers, such as Amazon, Volkswagen and TDOT.
The mall is at a distance of 19km from the central part of downtown Chattanooga and 6.4km from the Chattanooga Airport.
Retail at Hamilton Place mall redevelopment
The first addition to the mall under the redevelopment project was the The Cheesecake Factory in December 2018. Other tenants that opened in 2018 included Jim N’ Nick’s BBQ, Molly Green, and Altar’d State.
Dave & Buster’s and DICK’S Sporting Goods opened at the property in March 2020. Dave & Buster’s features new arcade games along with a sports viewing facility. It also offers chef-crafted food along with innovative cocktails for visitors.
The DICK’S store includes interactive features, such as golf fitting room, putting green and sneaker test track. The corner around from DICK’S will lead to a space hosting additional tenants.
Duck Donuts, which offers customised donuts with several toppings and glazing options, opened in January 2020. Versona, an apparel, jewellery and accessories store, and America’s oldest tailored clothing manufacturer, Hardwick, opened in February 2020. NoogaBop opened in March 2020 to offer Korean comfort food with a twist, while rue21 opened in April 2020 to offer the latest fashion to shoppers.
Malone’s, a steakhouse developed by Bluegrass Hospitality Group (BHG), will open in the parking lot near DICK’S Sporting Goods and JC Penney. The occupancy for the space directly next to Malone’s has not been determined yet.
Mixed-use developments at Hamilton Place
Vision Hospitality is developing a 135-room Aloft by the Marriott Hotel, which is part of the second phase of the redevelopment project.
The ground-breaking for the hotel was held in October 2019 and the facility is expected to open in 2021. The hotel will be situated between The Cheesecake Factory and the Dave & Buster’s store. It will include a Mean Mug Coffeehouse and a rooftop bar.
A self-storage facility being built across the ring road from the Sears development area is also part of the project. The facility housing 645 climate-controlled storage units is expected to be completed by 2020.
A Class ‘A’ office space spanning more than 58,890ft² will be offered by NAI Charter. The two-level office building is expected to be completed in 2020.
Hamilton Place mall details
Opened in 1987, Hamilton Place mall is an enclosed two-storey mall featuring 130 stores with a total building area of 1.16 million square feet. It is the hub of an 80ha complex comprising of Hamilton Corner, Hamilton Crossing, The Shoppes at Hamilton Place and The Terrace.
The shopping centre is anchored by Dillard’s, JC Penney and Belk located across two levels. Other anchor tenants include national retailers such as Barnes & Noble, Foot Locker, Sephora, LOFT and ULTA Beauty.
The Sears property at the mall was acquired by CBL in 2017 under a sale-leaseback transaction.
