Eastgate Shopping Centre, a shopping destination located in the heart of Basildon, UK, is undergoing a major redevelopment to create a new mixed-use centre.
The shopping centre redevelopment plans were submitted to Basildon Council in 2020. The outline planning permission for the masterplan that proposes to redevelop the Eastgate Shopping Centre and the surrounding area, including the construction of 2,800 new homes, as part of a major mixed-use scheme was approved by Basildon Borough Council in April 2021.
The regeneration is expected to transform the existing shopping centre into a modern shopping destination for local people.

The shopping mall in Basildon can be easily accessed by car, bus, train, and on foot. The entry to the facility’s car park (Car Park 6) is off Southernhay.
The shopping facility is five-minute walking distance from Basildon Railway Station and 35 minutes from London Fenchurch Street.
Eastgate Shopping Centre details
Spanning 750,000ft², the Eastgate Shopping Centre accounts for 54% of the town’s total retail space. Acquired by global investment manager InfraRed Capital Partners from real estate investment trust company British Land in January 2014, the shopping centre welcomes approximately 12 million visitors a year.
The shopping centre has a core catchment area with approximately 215,000 persons, and shoppers visit the facility 74 times a year or 1.4 times a week on average.
Eastgate Shopping Centre redevelopment details
The repurposing of the shopping facility will involve the demolition of the former Debenhams department store and the relocation of Asda supermarket to a new store.
In addition to improvements to the retail space, the regeneration project will involve upgrades to car parking and walkways along with the development of a new bus station and increased green and outdoor spaces.
The project is a key part of the revival of the Basildon town through the development of a new cinema complex, restaurants, housing, and educational facilities.
Retail offerings and amenities
The Eastgate mall has more than 100 tenants, including Primark, and Asda as anchor tenants. Fashion and accessories stores at the mall include Diva, Evans, Deichmann, H&M, Glitz Glamour, Minx Clothing, New Look, Top Shop, Pandora, and Smiggle. Other retailers at the mall include JD Sports, Superdry, Holland & Barrett, Poundland, and Ernest Jones.
The wheelchair-accessible mall has free electric and normal wheelchairs. Amenities also include cash machines and Amazon lockers on the lower level between Superdry, and F. Hinds. The shopping facility includes 1,700 integrated car parking spaces. Disabled parking spaces are available in the car park on levels A and B along with additional slots on levels D and E for shoppers with kids.
Dining and entertainment venues
Empire cinema chain will open a ten-screen cinema and new restaurants opposite the main entrance of Eastgate in 2021, as part of the council redevelopment.
The dining options available at the mall include Burger King, Costa, Muffin Break, Neds Noddle Bar, Papas Crepes, Muscovado Coffee, Poppins Restaurant, Taco Bell, McDonalds, Starbucks, Nandos, Subway, and Esquires Coffee.
Key players involved
Sovereign Centros, a UK-based company, was appointed as the asset and development manager of the Eastgate Shopping Centre in April 2019. British firm Munroe K Asset Management was selected to provide property management services for the mall.
Cushman & Wakefield provided real estate advisory services to InfraRed for the acquisition of the shopping mall, while Olswang was consulted for legal services.
The redevelopment plans were designed by Leslie Jones Architects. Redwood Consulting was contracted to provide community consultation support for Sovereign Centros for the Eastgate Shopping Centre redevelopment project.
