Deira Mall is a new shopping and lifestyle mall being built by Nakheel on the Deira Islands in Dubai, UAE. Estimated to cost AED6.1bn ($1.6bn), the mall will be the biggest mall in the Middle East upon completion in 2021.
The shopping mall is a part of the $1.36bn Deira Boulevard project under Dubai’s 2021 vision, which aims to redevelop the old Dubai area with the construction of new residential and recreational spaces.
Deira Mall location
The Deira Mall is being developed at the centre of the Deira Island, a group of manmade islands currently under development as part of the Deira Boulevard project.
The Deira Island is a waterfront city covering a total area of 15.3km². The manmade island will add 40km to Dubai’s coastline, including 21km of beachfront.
The island will consist of various shopping and lifestyle malls, night markets, hotels and resorts, and residential complexes providing accommodation for more than 250,000 people. It will feature an amphitheatre with a seating capacity of 300,000, marine facilities for big yachts and other lifestyle amenities.
Deira Mall design details
Deira Mall will be a three-storey building consisting of department stores, supermarkets, cinema halls, entertainment centre, restaurants, luxury and fashion retail spaces, and sports facilities, including a running track.
The mall is being constructed on 10.3 million square feet (MMSF) of land, out of which 4.5MMSF will leasable for approximately 1,000 shops, restaurants and entertainment outlets.
The centre of attraction at the mall will be a state-of-the-art ceiling comprising a retractable transparent glass atrium roof, which will provide the experience of shopping under the sky.
The mall will also include a 3.8MMSF multi-storey car park with more than 8,400 parking bays and a 15,000ft² entertainment zone for kids and adults.
Financing for Deira Mall
Emirates NBD Bank provided AED1.3bn ($350m) to United Engineering Construction (UNEC) for the construction of the Deira Mall in February 2018.
The lead finance arrangers for the loan were Commercial Bank of Dubai and Arab Bank, while Emirates NBD acted as an agent bank, security agent, and mandated lead arranger in the financing.
Contractors involved
Nakheel awarded the main construction contract worth AED4.2bn ($1.1bn) for the Deira Mall to Dubai-based company UNEC in April 2017.
UNEC subcontracted Dutch Foundations to provide the piling works required for the construction of the mall in June 2018.
RSP Architects was awarded an AED40m ($10m) contract in August 2014 to provide the layout and interior design.
Rider Levett Bucknall offered cost management and quantity surveying services for RSP Architects.
Nakheel contracted Ted Jacob Engineering Group for supply consultancy services related to the civil, structural, mechanical, electrical, and plumbing works of the project in August 2014.
Meinhardt Group subsidiary Meinhardt MENA provided facade engineering and consultancy services related to business maintenance.
Liham Design Consultants is supplying signage and customer-friendly design services, especially for the exterior layout of the Deira Mall.
