Asda unveils plans for major redevelopment in London

The supermarket is planning to be the anchor tenant of a new mixed-use development.

Supermarket chain Asda is embarking on a transformative mixed-use development project at its Park Royal site in north-west London, England, UK.

The project, a first for the company, involves partnering with leading developer Barratt London to completely redevelop the existing ten-acre brownfield site.

Plans include the creation of a brand-new 60,000ft² Asda store as the anchor tenant, surrounded by a vibrant new town centre with up to 1,500 homes. 

Approximately 500 of these homes will be designated as affordable housing. 

The development will encompass a variety of amenities, including restaurants, cafés, gyms, and additional retail units.

Sustainability is a key focus, with the project aiming to achieve significant biodiversity and ecological gains.

The design prioritises public transport use within the car-free residential area while Asda's car park will be outfitted with new electric vehicle charging spaces.

This ambitious project represents a significant milestone for Asda, unlocking value from its property portfolio and enabling reinvestment in core business initiatives. 

Asda says it remains committed to serving the local community throughout the redevelopment process, with plans to keep its existing store operational until the new one is complete.

The rise of e-commerce has impacted traditional shopping centres, creating opportunities for mixed-use developments that integrate housing with retail space. 

This strategy aligns with the growing demand for new housing in London, particularly affordable options.

Barratt London sees the project as a significant opportunity. 

It has experience with similar redevelopments involving Tesco and Sainsbury's, and believes the Park Royal project will revitalise the area while providing much-needed housing.

The planning application for this project is expected to be submitted later in 2024. 

If approved, the development has the potential to be a major success story for Asda, Barratt London, and the London community.
