Fashion Outlet Village is a new retail landmark and unique shopping destination being developed in Sentilj, Slovenia. It is the first outlet shopping mall in Slovenia and is poised to cater to millions of tourists and transit travellers.
The project combines outlet shopping with various sports, fashion, leisure, and lifestyle brands and is focused on providing specialised services for both customers and brand partners. It will offer a unique shopping experience that blends sustainability, accessibility, and regional charm.
HG Invest, a holding and investment company based in Austria, is developing the project with an estimated investment of €40m ($44.14m). The company is known for the development of the Brenner Outlet Center in Italy. FOC Retail Service, a consulting and centre management company, based in Germany, will manage the outlet village’s operations.
The first phase of the mall is set to open in 2027, followed by the second phase approximately three years later. The development is anticipated to create several hundred new jobs across its two construction phases.
Location of the Fashion Outlet Village
Fashion Outlet Village is being developed in Sentilj in the northeastern part of Slovenia close to the Austrian border. It benefits from excellent connectivity, being situated near the A1/A9 Phyrn Autobahn, which links Austria with Slovenia, Ljubljana, Croatia, and Zagreb.
Accessibility is a key feature of the shopping mall site, with a train station located a mere two-minute drive away. The mall also lies on Austria’s significant north-south axis, 20 minutes north of Maribor and 30 minutes south of Graz, Austria’s second-largest city. It is well-placed to draw in residents, transit guests, and international tourists, with Graz airport located just 30 minutes away.
The surrounding catchment area is robust, with 225 million inhabitants, including the populations of Graz and Maribor. The neighbouring Austrian Steiermark region boasts approximately 13 million overnight stays while Slovenia records approximately 16 million overnight stays. Additionally, the Sentilj casino resort, which attracts 400,000 visitors a year, is mostly visited by Austrians.
With its strategic location and diverse brand offerings, the outlet is poised to become a key attraction for local and international shoppers alike.
Fashion Outlet Village details
Fashion Outlet Village will feature more than 70 shops within a maximum gross lettable area (GLA) of 20,000m² (215,278ft²), constructed in two phases. The first phase will encompass a 10,000m² space.
With a broad spectrum of brands and spacious retail areas, the outlet promises a distinctive open-air shopping experience.
The outlet’s focus is on casual and sports fashion brands. The brand mix will be complemented by outdoor, footwear, accessories, home, and children’s wear segments, catering to the diverse shopping preferences of its target visitors. It will also offer several gastronomy options.
Fashion Outlet Village design and amenities
Fashion Outlet Village’s design is a balanced fusion of regional village architecture, modern elements, and Slovenian folkloric influences, drawing inspiration from Ljubljana’s Old Town and regional Slovenian architecture.
The shopping mall layout features wide pathways fostering a relaxed atmosphere where visitors can enjoy strolls and extended stays. It will be designed and built using sustainable construction methods, aiming for certification to environmental, social and governance (ESG) standards.
Furthermore, the outlet shopping mall will offer more than 1,500 complimentary parking spaces, ensuring optimal transport connectivity for visitors.
Contractors involved
Outlet Evolution Services, experts in the development, leasing and management of factory outlet centres, will handle the leasing aspects of the Fashion Outlet Village.
